If you, your spouse, or any member in your family is an active duty service member, you know how challenging the entire real estate process can be. From relocation’s every 2-3 years, looking for homes while your spouse is overseas, taking weekend trips just to see homes, and doing it all in a very short period of time.
 
That’s why you need an experienced Military-Friendly Realtor who understands your challenges. Using a Realtor who knows the process and the stress you are under while trying to get into a home quickly is important.  

#1 They know “time is of the essence”. Whether you are looking for your last destination for your forever home, of it’s for PCSing and need to move within 2 weeks. They will be there for you every step of the way.
#2 The Realtor knows that they might have to spend some time previewing different homes and taking pictures, videos to send to you, and even live video.
#3 They know how to negotiate a VA deal and their plan is to get you into a home with little to no money out of pocket. 
#4 They educate the listing agents who don’t know about VA loans so they don’t steer away from accepting your offer because of all the misconceptions of VA Loan.
#5 The Realtor knows the VA process very good. When you work with an agent that has no experience or very little they won’t know what to look for, which can cause some problems in the long run. They have an eye for spotting the red flags that might need to be addressed before a VA loan can close
#6  They can get you connected with Mortgage lenders who also specialize in VA. If you choose a lender that doesn’t have the experience, it can slow things down, or not even close. You need to work with a lender who knows the VA loan in and out and is not going to charge you a bunch of garbage fees.  Most VA Lenders can close in 30 days or less now. 
How to find Military-Friendly VA Realtor

#1 Look for Agents who are Veterans, Military Spouses, and/or have their designations like Military Relocation Professional (MRP).
#3 Ask friends/family for referrals for agents they have worked with. 
#2 Search in google: VA Realtors, Military Friendly Realtor, Best VA Realtor, for the city you are moving to. 
#3 Search on Facebook:  Friends, family, Veterans groups, Military groups, and Military Spouse groups. 
#4.  Most important do your research. Once you get someone, look them up on google, social media accounts, call them up and ask questions regarding Military. If they don’t know much than most likely they don’t have experience.  Ask to see how many VA deals they have done.  Don’t be scared to ask, do your homework! 
 
Overall, you need a realtor who is ready to support the needs of you and your family. It’s not easy to just get up and move, even if you have done it 10 times.
**When using your VA Loan, you are NOT allowed to pay ANY Realtor/Broker fees, or commission.  If they tell that you can, than you are not working with a VA Specialist. It is against the VA Regulations.**
